Cartagena, The hottest real estate market in Colombia
Cartagena is a great world-class location. Romantic, magic, glamorous. You can ask Mel Gibson, Julio Iglesias or Mick Jagger how did they feel there. Mick Jagger used to go around to the streets and nobody knew it. Now everybody (including me) is waiting when is he going to take is next vacation!!.
It is by far the best colonial city in America. Just walk around its beautiful colonial streets and you will be attached to come back as many times you want. Its romantic balconies, the sound of the sea and the soft breeze makes it the ideal place for honeymooners and lovers.
Declared a World Heritage location by UNESCO, the “Walled City” has all the ingredients for an extraordinary place to live: a colonial city enclosed within stone fortifications, cultural richness, modern and luxurious hotels, beautiful beaches, restaurants for all tastes, and a vibrant nightlife.
So it’s not a secret the attraction that the “Corralito de Piedra” has on international visitors. People from around the world have purchased and renovated some of the cities older homes. Actually the offer of ancient buildings is scarce, making prices to scale up.
Real Estate Facts
Cartagena is having a boom in the real estate market. People from all over the world especially Europeans are starting to buy properties here. Also Colombians living abroad wants to buy a place to spend their vacations there. I have to conform with renting an apartment six month in advance for our end of the year vacation trip!.
Well and that’s a reality. In some places prices are starting to get at the same level of other international hot places, like Punta Cana, Panama or even Miami. Buildings of 15 to 50 stories high, with exclusive designs, and front sea projects have equal or even better characteristics than those in international hot spots.
Districts like Boca Grande, El Castillo, El Laguito and La Boquilla corredor (in front of Las Américas hotel), have the best variety of luxury real estate projects.
Tourism is concentrated in Boca Grande district, a beachfront peninsula that gradually becomes El Laguito Peninsula. This area has the most modern construction, including many modern hotels. It has modern shops, cyber-cafes, espresso bars, restaurants and a large pleasant beach.
Another interest neighbourhood is Manga, just few minutes outside the old Cartagena.
It is recognized for its Republican architectural house style. Even it doesn’t have the excitement of the old city, it doesn’t have the annoying things such loud music at 2 a.m. and throngs of tourist all around.
For those who simply just want to live quietly in Cartagena, there are also a widen apartment’s offer of 150 or 200 square meters (2 or 3 bedrooms) in residential areas with all type of commercial and transport facilities.
Projects with swimming pool, children playgrounds, sauna, gym and spa, are also affordable for all kind of budgets.

Caribe Plaza
In the traditional neighbourhood of Pie de la Popa, this shopping center boast to be the most ambitious commercial project of the Caribbean Coast.

Paseo de la Castellana
Located in the middle of Pedro de Heredia avenue is by the moment the bigger and most important in the city
Los Ejecutivos and La Plazuela, located very near residential areas and popular neighborhoods.
Bocagrande shopping center
In the tourist area of Bocagrande, in full Avenue San Martin, they also stand out the business centers Bocagrande.

Smaller than Paseo de la Castellana or Caribe Plaza but with variety of services.
